Abodu Construction in San Francisco, CA | Moreno Valley Builders
We’re Moreno Valley Builders, and we build, install, repair, and finish Abodu backyard homes across San Francisco. The one thing that sets our Abodu work apart here: we already know how these panels and foundations behave on steep lots with marine air and discretionary review. If you’re weighing an Abodu One, Two, Studio, or XL, call (877) 752-3154 and we’ll walk the site before you commit.
We’re an independent builder and general contractor, not an Abodu dealer. That matters in San Francisco, where what gets built usually has less to do with a factory drawing and more to do with what the hillside, the neighbors, and the Planning Department will allow. Our crew has set these units on slopes with Abodu in Mission District, Noe Valley, the Sunset, and over in the Marina, and we’ve learned how to detail the panel seams, piers, and drainage so the thing actually holds up.
Why San Francisco Residents Choose Us for Abodu Service
Abodu’s factory-built shell gets a lot right. The panel fit is tight, the steel foundation package is smart, and the interiors arrive with more finish than most site-built ADUs we’ve framed from scratch. But San Francisco doesn’t give a factory drawing a pass. The lot tells you what it wants, and that’s where our experience comes in.
Noel Trevino grew up in Sunnymead Ranch and has spent the better part of three decades building and renovating homes across California, including the jobs that went sideways before we showed up. His line is that if the details aren’t right on paper, they won’t be right in the wall. That’s the whole job on an Abodu in San Francisco: getting the paper right first, then making sure the wall matches it. We’ve built, leveled, flashed, and finished enough Abodu units that we don’t guess at the details. We read the plans, we check the lot, and we build to what we find.
We’re also our General Contractor in San Francisco, a full-scope operation, which means we don’t hand you off to a foundation guy, then a roofer, then an electrician, then a tile setter. One crew manages the entire project from permits to punch list. For Abodu owners, that single line of accountability is everything, especially on a tight San Francisco lot where the plumber and the roofer are often working in the same four feet of space.
Styles & brands we work with

Common Abodu Construction Problems We Solve in San Francisco
Every brand has known failure points. Abodu’s are specific, and San Francisco’s climate and housing stock make several of them show up faster here than anywhere else. These are the five we see most:
- Panel joint and rake-trim flashing failures. Wind-driven rain during San Francisco winters finds every lap that was rushed at the roof-wall transition. When that flashing lap is short or poorly bedded, water gets behind the siding and swells the OSB sheathing. Then the paint blisters from the inside out, and by the time you see it on the face, the wall cavity has been wet for weeks. We pull the trim, inspect the lap, re-bed with a marine-grade sealant, and re-flash with a shingle lap that sheds water before it gets to the joint.
- Chalking and peeling factory paint on west-facing walls. The marine layer keeps exterior finishes from curing hard. Abodu’s factory-applied touch-up coats will chalk and peel within a couple of seasons on a west wall that takes afternoon sun through fog. We re-coat with a high-solids acrylic that bonds to the factory finish, but the prep has to be done right: light sand, solvent wipe, then two thin coats. Slapping paint over chalk is a waste of your money.
- Settling on hillside lots. Noe Valley, the Mission, Twin Peaks, Glen Park. These lots slope. The standard Abodu pier spacing works on relatively flat ground, but when the steel foundation package sits on eight or ten feet of fall, the unit can settle differentially. We’ve seen doors bind, interior partition walls crack at the head, and panel joints open up. Fixing it means re-piering the frame with deeper footings, often alongside neighbor underpinning, then re-leveling the unit before the interior finish goes in.
- Utility stub-outs that don’t match narrow lots. San Francisco’s row houses sit on 25-foot-wide lots with shared walls. Abodu’s factory-located sewer and electrical stubs assume a standard sideyard, and they rarely line up with what a rear-yard lot actually gives you. We re-route those stub-outs in the field, which puts real strain on the pre-cut panel chases. It’s tedious, concrete-cutting work, and it’s not optional. If the chase is forced, the panels hinge and the sheathing cracks at the corner.
- Roof drainage that crosses the property line. On a tight lot, the Abodu’s roof has to shed water somewhere. When the factory detail discharges toward a neighbor’s wall or onto their foundation, you’ve got a code violation and a neighbor problem at once. We re-detail the drainage to stay inside the lot, often with a hidden gutter that carries water to the front or to an on-site dry well.
Abodu Service in San Francisco: What Local Conditions Mean for Your Equipment
In the core ZIP codes, 94102 through 94109, a rear-yard Abodu triggers a Planning Department notification to every adjacent neighbor. Not a courtesy letter. A formal notification that starts a review clock. And because most of these lots are 25 feet wide with shared walls, the lateral bracing and roof drainage have to be detailed so that nothing crosses the property line, not a single inch of it. That single fact reshapes every other decision on the project.
What this means in practice: the foundation has to be re-engineered for the slope and the proximity to the neighbor’s wall, not built to the factory pier chart. The roof has to drain internally or to the street, not to a standard downspout that dumps against a shared fence. The panel seams have to be flashed for wind-driven rain that hits the narrow side walls hard, because the building sits in a wind channel between two taller structures. We’ve learned to read these lots before the unit arrives, so we’re not cutting steel and re-chasing panels after the fact. That’s the difference between an Abodu that passes its final and one that sits half-finished through a wet winter while the building department asks questions.
On a narrow lot where we provide Abodu service in Noe Valley, off Church Street, our crew set an Abodu One on a slope that dropped eight feet from street to rear yard. We re-piered the steel frame, flashed the panel seams with peel-and-stick membrane before the first rains, re-routed the sewer stub around the neighbor’s 1904 brick foundation, and finished the standing-seam roof with a hidden gutter discharging to the front. The unit came through two storm cycles without a drip. That’s the standard, not the exception.
Abodu Models & Products We Service in San Francisco
We assemble, finish, and repair the full Abodu line: the Abodu One (one-bedroom, roughly 500 square feet), the Abodu Two (two-bedroom, roughly 610 square feet), the Abodu Studio, and the Abodu XL. The panel system is the same across models, but the roof transitions and foundation details change with the footprint, and the XL pushes the lateral bracing harder on a narrow lot.
For parts, we use Abodu OEM panels, trim, and foundation hardware whenever lead time allows. Where the factory detail is known to fail in San Francisco’s marine climate, we match with locally sourced flashing, sealants, and standing-seam metal that actually performs here. The rule is simple: keep the shell original where it holds up, and upgrade the joint where the factory detail doesn’t. We stock common flashing profiles, sealants, and fasteners locally so we’re not waiting on a container while your unit sits open to the fog.

AfterAbodu Service Pricing in San Francisco
Abodu work is priced by scope, and slope, drainage, and permitting complications move the number. Here are the ranges our San Francisco customers typically see:
| Scope | Typical Range |
|---|---|
| ADU Construction (Abodu unit assembly, foundation, utility hookups) | $106,200 – $259,600 |
| Roof Repair (panel flashing and seal) | $470 – $2,125 |
| Metal Roof Installation (standing-seam upgrade) | $17,700 – $47,200 |
What moves the ADU number most is the foundation. A flat lot with clean access is a different project than a Noe Valley slope that needs underpinning next to a neighbor’s 100-year-old foundation—or work requiring Visitacion Valley Abodu service on similar tight lots. Permitting and discretionary review time also add cost, especially in historic districts. Our free estimates include a written line-item scope, and we don’t change the number mid-project unless the building department requires a change. Call (877) 752-3154 and we’ll price it from the site, not from a brochure.

FAQs – Abodu Construction in San Francisco
Yes. We’re an independent builder and general contractor, not an Abodu-authorized dealer or installer, which means we’re not limited by Abodu’s crew schedule. We assemble the factory-built shell, set the foundation, connect utilities, and finish the interior and exterior to San Francisco code. We’ve built and finished Abodu units across the city without waiting on a manufacturer crew. Call (877) 752-3154 and we’ll give you a straight answer on timeline and scope.
Almost always yes. In the city’s core ZIPs, a rear-yard unit requires Planning Department notification to adjacent neighbors and often a full discretionary review, especially in a historic district where the facade or lot pattern is protected. We handle the permit set and the review process as part of the project. If you’re inside a historic district, budget extra review time. Call (877) 752-3154 and we’ll look up your lot before you spend a dollar on drawings.
We re-engineer the pier layout, not the factory chart. That usually means deeper footings on the downhill side, plus underpinning if the neighbor’s foundation is compromised. We’ve re-routed sewer stubs through gaps inches from a neighbor’s 1904 brick wall. It’s careful, slow work, and it’s the only right way to keep the Abodu shell from settling. The free estimate includes a foundation scope. Call (877) 752-3154 to get us on the site.
Standing-seam metal, installed with hidden gutters that discharge inside your property. The factory panel roof is fine in a dry climate, but in San Francisco’s wet winters, the panel-to-roof transition is the first thing to fail. We upgrade that seam with peel-and-stick membrane and a standing seam cap. It’s more money up front than a patch, and it means you’re not re-flashing the roof every two years. Call (877) 752-3154 if you want a roof quote before the next rainy season.
Yes. We’re a full-scope general contractor, which means we build site-built additions, garage conversions, and ADUs in the same project. Some owners put the Abodu in the rear yard and convert the garage into a studio, or add a home office to the main house while the Abodu is going up. We sequence the permits and the trades so everything is done under one accountable roof. Call (877) 752-3154 and we’ll lay out your options on the lot.
